Client Words

★★★★★

" Seth Keslow is an experienced and honest broker who always puts his client's interests first. He is very knowledgable about the Scarsdale (and surrounding) market and is responsive and helpful throughout the process. He goes out of his way to help, listens and always keeps a positive and encouraging attitude." - Sarah K.

★★★★★

"I consider myself exceptionally fortunate to have had Lauren to work with me on the sale of two properties (from out of state) I was managing on behalf of my elderly mother and deceased brother. She was beyond professional, always patient, understanding and willing to do anything that made it easier for me. She is absolutely the person you want as your partner guiding you through your real estate transaction." - Anthony M

★★★★★

"I have met and worked with a lot of realtors but I can tell you Marla is by far the "BEST" I have ever worked with. You ask her a question and she turns an answer around ASAP. She always makes herself available for you and leaves no stone un-turned. Marla is also fun to work with, friendly to everyone and goes the distance for her clients. Consider yourself lucky to have someone like her on your team."

The Experience Matters

★★★★★

"Seth is the real deal - he knows everything about the area (grew up here, lives here, has and has always had family here) and is patient and helpful throughout the process. I've already recommended him to anyone thinking of moving to lower Westchester! A total pleasure." - Audrey B.

★★★★★

"Lauren is an absolute delight to work with! Not only is she incredibly knowledgeable and professional, she has a great sense of humor and makes the (at times daunting) experience of buying a home manageable, easy, and fun. Lauren is an expert communicator with unmatched response times, and I cannot recommend her highly enough." - SBH

★★★★★

"We had a great experience working with Marla. We always felt that she had our best interest in mind and was an excellent communicator throughout the process. As soon as we found the house of our dreams, she kicked into high gear and was so on top of everything. It was great to have her in our corner!" - Ian and Erin

Your Questions, Answered

Frequently Asked Questions

Everything buyers, sellers, and newcomers ask us — organized by topic so you can find what matters most to you.

Buying

Most conventional loans require 10–20% down. In Westchester, where median prices often exceed $700K, that means budgeting $70K–$140K or more. FHA loans allow as little as 3.5% down for qualifying buyers, though co-ops typically require 20–30% minimum.
From accepted offer to closing typically takes 45–90 days. Add 2–4 weeks for the search phase if you're pre-approved and know your target towns. Competitive markets in Scarsdale or Larchmont can move faster — some buyers close in under 60 days.
Yes — always. In Westchester, most listing agents won't schedule showings without proof of pre-approval. More importantly, knowing your ceiling lets you focus on the right neighborhoods rather than falling for homes outside your budget.
Westchester has trended seller-favoring since 2021 due to inventory constraints and sustained demand from NYC relocators. Conditions vary by town and price point — reach out for a current snapshot of your target market.

Selling

Spring (March–May) is historically the most active season in Westchester, driven by families wanting to close before the school year ends. That said, low inventory in fall and winter means less competition — strong homes sell year-round.
A Comparative Market Analysis (CMA) compares your home against recent sales in your neighborhood, adjusting for size, condition, and features. Online tools like Zillow are starting points, but Westchester's hyper-local market demands a human review — block-by-block factors matter enormously here.
Focus on first impressions: fresh paint in neutral tones, landscaping, and a thorough deep clean are highest ROI. In Westchester, kitchen and bath condition strongly influences buyer perception. Avoid over-improving for the neighborhood — the market won't reward a $60K kitchen remodel in a $500K area.

Co-ops & Condos

With a condo you own real property — your unit and a share of common areas. With a co-op you own shares in a corporation that owns the building; your "unit" comes with a proprietary lease. Co-ops have board approval processes, stricter financial requirements, and often prohibit subletting. Condos offer more flexibility but typically cost more per square foot.
Yes, particularly in cities like White Plains, New Rochelle, and Yonkers. Co-ops can offer significantly lower entry prices — but factor in monthly maintenance fees (which include property taxes) and board restrictions before deciding.
It depends entirely on the co-op board's rules. Many prohibit subletting entirely; others allow it after a minimum ownership period (often 2–3 years). Always review the house rules and proprietary lease before purchasing if rental flexibility matters to you.

Westchester Living

Property taxes in Westchester are determined by your municipality, school district, and county assessment of your home's value. Westchester has some of the highest property taxes in the country — often $15,000–$30,000+ annually on a typical single-family home. School district makes a significant difference: the same house can carry vastly different tax bills depending on which district it falls in.
Scarsdale, Edgemont, Bronxville, and Ardsley consistently rank among the top districts in New York State. Pelham, Larchmont-Mamaroneck, and Rye are also highly regarded. Rankings fluctuate year to year — we recommend reviewing NY State report cards and visiting schools directly.
Overall, Westchester County is one of the safer suburban counties in the greater New York area. Crime rates vary meaningfully by municipality — smaller villages like Larchmont and Pelham tend to have very low crime, while parts of larger cities like Yonkers and Mount Vernon have higher rates. We're happy to discuss specifics by neighborhood.

Closing Costs

Expect 2–5% of the purchase price in closing costs. In New York, this typically includes mortgage recording tax (~1.8% for loans under $500K, 1.925% above), title insurance, attorney fees, and bank fees. For a $900K home, budget approximately $20,000–$30,000 in closing costs above your down payment.
Sellers in New York pay the real estate commission (negotiable, typically split between both agents), attorney fees, NY State transfer tax (0.4% of sale price), and a mansion tax if the buyer is purchasing above $1M. Sellers also typically cover any unpaid property taxes or HOA dues at proration.

Commuting

The Metro-North Harlem and New Haven lines serve most of Westchester, with express trains reaching Grand Central in 25–45 minutes from many stations. Pelham, Larchmont, and Mamaroneck are popular for short commutes. Parking at stations fills quickly — check waitlists before buying. If you're driving to NYC, the Hutchinson Parkway and I-95 are the main corridors but can be heavily congested during peak hours.
On the New Haven Line: Pelham (28 min express), New Rochelle (30 min), Larchmont (34 min), Mamaroneck (38 min). On the Harlem Line: Tuckahoe, Crestwood, and Scarsdale range from 35–47 minutes on express trains. Times vary by service type — always check the MTA schedule for your target station.

Working With Our Team

You can use the listing agent, but they represent the seller's interests — not yours. A buyer's agent is a fiduciary who negotiates on your behalf, advises on price and inspection findings, and guides you through the full process. In New York, buyer's agent commissions are paid by the seller at closing, so there's no direct cost to you for this representation.
The best first step is a 30-minute discovery call. We'll talk through your timeline, budget, must-haves, and target towns — and give you an honest read of the market. From there, we set up a custom search and schedule showings. No pressure, no commitment required.
