That doesn’t mean listing tomorrow. It means giving yourself enough time to understand what your home could sell for, what’s worth doing before you list, and whether September or October makes sense.

The best time to prepare for the fall market? Before fall.

You Did Not Miss the Market

Spring gets a lot of attention in Westchester real estate, but it is absolutely not the only time to sell.

There are still serious buyers looking in Scarsdale, New Rochelle, Larchmont, Mamaroneck, White Plains, Rye, Pelham, Bronxville and throughout Westchester County.

And as we head into fall, there can be fewer new listings competing for their attention.

That can mean:

  • Serious, motivated buyers

  • Less competition from other sellers

  • A real opportunity for a well-priced, well-presented home to stand out

Please Don’t Renovate Your Kitchen Yet

Before you paint every room white, replace countertops or spend thousands on projects you think buyers want — let’s talk.

Sometimes my pre-listing advice is as simple as:

  • Declutter and move some furniture

  • Touch up paint

  • Clean up the landscaping

  • Make a few strategic repairs

And sometimes my advice is: don’t touch it.

The goal isn’t to make your house perfect. It’s to spend your time and money where it will actually matter.

Your First Showing Is Online

Buyers will probably see your house on their phone before they ever walk through the door.

They’re comparing your photos, price and presentation to every other home in their price range.

That’s why pricing, staging, photography and marketing need to be right from day one.

I’d much rather spend a few weeks getting those pieces right than rush a home onto the market.
